Parents guide - Star Student accommodation in Exeter

At Star Students we know that you are leaving your son or daughter to make a decision on their home, you will therefore no doubt have questions.  On this page we hope to answer some of the queries you may have.

Staff

We are family owned business and our staff are put through intensive in house training as well as attending specialist courses and completing ARLA exams. We are enthusiastic and take pride in our work. We go that extra mile to ensure tenants are not kept in the dark and that their time in Exeter is a happy one.

If you are in a managed property, Star Students offer an out of hours’ emergency call out service.

The Property

Star Students would be instructed to either 'manage' or 'set up' a tenancy on behalf of the landlord. Our portfolio of properties come in all shapes and sizes from 2 to 9 bedrooms, from flats to 4 storey buildings. Properties with 3 or more bedrooms now come under the HMO (House in Multiple Occupation) legislation. All managed properties, as required, are visited by our staff on a regular basis.

Furniture

Each bedroom is equipped with a bed, wardrobe, chest of drawers, desk and desk chair. Every property has a communal area with sofas.  The kitchens are equipped with a fridge/freezer, washing machine, cooker, toaster and kettle. Some properties have the added benefit of a tumble drier, dishwasher, microwave and double beds.

Tenancy Agreements

Star Students issue each group of tenants an Assured Shorthold Tenancy Agreement to sign. The Agreement is joint and several. Although each tenant will have a signed guarantor, the total rent is the responsibility of the group.  All guarantors will be sent a copy before the group sign the original.  Each tenancy agreement will be for a period of 10 or 11 months, please check details of any individual property regarding the tenancy period and any special Tenancy conditions.

Application Process

An application fee (per tenant) will be payable upon agreeing a let.  This payment forms part of the application process.  The property will be reserved during the application process, as we write and obtain agreement from guarantors and prepare the relevant paperwork.  This application fee is non-refundable and does not form part of the damage deposit.

Rent

The rent normally excludes utilities (unless stated otherwise). Rent can be paid monthly or termly (tenants decision, unless stated by the Landlord) by Bank Transfer. Overseas students are required to pay the full rent upfront if a UK based guarantor cannot be supplied.  Full time students are exempt from Council Tax.

Damage Deposit

A damage deposit of £600 will be collected and cashed when the tenancy agreement is signed. It will be held under the Tenancy Deposit Scheme (TDS) and will be returned under the terms of the TDS (managed properties). Registration of deposits for Set Up properties will be the responsibility of the landlord.

Keys

On commencement of the tenancy, keys are available for each individual on the tenancy agreement. One member of the group will be responsible for collecting all the keys by visiting the office. At the end of the Tenancy, the keys must be returned back to the office.

Inventory

An inventory for each property will be issued upon commencement of the tenancy. We endeavour to go through this document with the first tenant collecting a key. A suitable day and time must be arranged with a member of staff in advance.

Insurance

The landlord is responsible for insuring the building and his contents. Tenants are responsible for insuring their own belongings. We recommend that accidental cover is taken for the landlords contents.

Right to Rent

Copy of the original passport and student I.D. is required. If you are not from the E.U. we will, in addition, require proof of visa/residents permit.

Utilities

The rent does not include any utilities i.e. Water rates, electricity, gas, council tax, T.V. license, telephone or broadband. Tenants are responsible for notifying utility companies of your move. Star Lettings will supply you with meter readings.

Locks on Bedrooms

There are no individual locks on bedrooms.
