You should take into consideration the amount of increase, the circumstances and your tenants. However it may be financially beneficial to keep long term tenants with no void period at a slightly lower rent but bear in mind, a small and often rent increase will ensure that you keep up with the market value.



There's changes ahead... in 2018 it will be illegal to offer a property to let with EPC rating of F or G. You must look at ways in which you can improve the specification to meet the minimum requirement of an E rating.
