Why Choose Star Lettings and Property Management Ltd?

Star Lettings & Property Management

We are not a franchise, we are not an online agency. We are a personable, family owned business who have been trading since 2001. Our aim is to provide a professional service satisfying both landlord and tenant needs. We work hard behind the scenes so our clients can relax and enjoy their investment. Your property is our business.

Our offices are positioned in a city centre location which provides the opportunity for excellent marketing and access to any property we manage. We believe our ‘Hands On’ service is unique to any other agency within our industry.

Star Lettings and Property Management Ltd are voluntary members of ARLA (Association of Residential Lettings Agents) a government recognised body, actively working to raise standards through professionalism and accountability. All members of ARLA must comply with strict regulations, which govern the holding of clients’ funds and ensures each letting agent maintains client protection insurance, therefore your investment and money is safe with us. One question to ask:-

Would you book your holiday through someone who wasn’t ABTA registered? No, of course you wouldn’t. Then why leave your property in the hands of an agent who wasn’t ARLA registered?

Ask the expert:-

Q. How often can I increase rent and how do I approach it with my tenant?

A. You may increase the rent annually and you must give your tenant one clear month's notice of intent in writing.

You should take into consideration the amount of increase, the circumstances and your tenants. However it may be financially beneficial to keep long term tenants with no void period at a slightly lower rent but bear in mind, a small and often rent increase will ensure that you keep up with the market value.

EPC's

There's changes ahead... in 2018 it will be illegal to offer a property to let with EPC rating of F or G. You must look at ways in which you can improve the specification to meet the minimum requirement of an E rating.

With the right advice you could achieve a higher rating, here are some simple steps to help?

  • Replace bulbs with LEDS
  • Loft insulation
  • Individual radiator valves

We are also members of Tenancy Deposit Scheme (TDS) and The Property Ombudsman (TPO)
